Reports to: Facilities Maintenance Technician

Description: The Maintenance & Facilities Technician will be responsible for ensuring the smooth operation and upkeep of the Team JAS 33,000 sq ft facility. Primary duties will include performing routine maintenance tasks, responding to repair requests, and identifying potential issues to prevent disruptions in our operations. The Maintenance Technician will play a crucial role in maintaining a safe, clean, and functional environment for our employees and visitors.

Primary Responsibilities
  • Perform general maintenance tasks, including but not limited to:
    • Plumbing repairs, such as fixing leaks, unclogging drains, and repairing fixtures.
    • Electrical repairs, including replacing light bulbs, sockets, and switches, as well as troubleshooting electrical issues.
    • HVAC system maintenance, such as filter replacement, coil cleaning, and thermostat calibration.
    • Carpentry work, including repairing doors, windows, furniture, and building partitions as needed.
    • Painting walls, ceilings, and other surfaces to maintain a fresh and clean appearance.
  • Respond promptly to maintenance requests from employees or management and address issues in a timely and efficient manner.
  • Perform preventive maintenance tasks to ensure the longevity of equipment and facilities, including lubricating moving parts, inspecting machinery, and servicing equipment according to manufacturer's recommendations.
  • Maintain cleanliness and orderliness of the facilities, including common areas, restrooms, break rooms, and outdoor spaces.
  • Keep accurate records of maintenance activities, including work orders, equipment maintenance logs, and inventory of supplies.
  • Monitor and report on the condition of equipment and facilities, identifying areas for improvement or repair.
  • Collaborate with other departments to coordinate maintenance activities and address facility-related concerns.
  • Follow safety protocols and regulations to ensure a safe working environment for yourself and others.
  • Assist with special projects, renovations, or facility upgrades as needed.
  • Conduct routine inspections of facilities to identify maintenance needs.
  • Assist with the setup and breakdown of equipment for events and meetings.
Daily Duties:
  • 2nd Floor Responsibilities:
    • Empty trash cans in designated areas.
    • Clean the meeting room, kitchen, and offices thoroughly.
    • Check appliances and furniture for any issues, ensuring everything is in working order.
  • PMA (Property Management Area) Tasks:
    • Perform cleaning operations and empty trash cans.
    • Ensure the kitchen is clean and all appliances are functioning correctly.
    • Inspect appliances and furniture for malfunctions.
  • Downstairs Areas:
    • Clean bathrooms to maintain hygiene standards.
    • Check for problems with appliances and furniture (e.g., leaking faucets, burnt-out light bulbs).
    • Report any issues promptly with detailed explanations.
    • Procure necessary items for repairs and retain receipts for accountability.
  • Maintenance and Repairs:
    • Address minor issues promptly, making repairs when possible.
    • Manage time-consuming tasks, prioritizing based on urgency.
    • Contact specialists for complex issues and keep the supervisor informed.
  • Outdoor Maintenance:
    • Inspect and maintain AC units for optimal performance.
    • Check sprinkler systems and building exteriors for issues or damage.
    • Manage deliveries using the company truck as needed.
Weekly Duties:
  • Inspect and replace any malfunctioning interior and exterior lights.
  • Conduct gutter and sewer inspections to prevent blockages.
  • Clean the parking lot to maintain safety and cleanliness.
  • Inspect the water pump at the loading dock for leaks or malfunctions.
  • Check and adjust the sprinkler system to ensure proper fire suppression.
  • Perform routine inspections and maintenance on the central air unit (replace filters, clear obstructions).
  • Inspect and ensure proper function of emergency lights.
  • Check floors, carpets, walls, and ceilings, treating stains and maintaining cleanliness.
  • Maintain and clean water dispensers, replacing filters as needed.
  • Inspect and maintain vacuums and restock cleaning supplies.
  • Test and verify functionality of fire alarms.
  • Conduct inspections and maintenance of the work truck (check fluid levels, mechanical issues).
Quarterly Duties:
  • Perform a detailed cleaning of exterior walls and surfaces. (pressure washing)
  • Conduct a flag inspection to ensure it remains in good condition and dignified display.
  • Restock cleaning supplies to ensure availability for operations.
Required Qualifications
  • High school diploma or equivalent.
  • Proven experience in facilities maintenance or a related field.
  • Strong knowledge of basic repair and maintenance techniques for plumbing, electrical, HVAC, and carpentry.
  • Prolonged periods of standing
  • Lifting 40+ lbs
  • Ability to troubleshoot and diagnose maintenance issues effectively.
  • Good communication skills and the ability to interact professionally with employees and vendors.
  • Physically fit and able to lift heavy objects, climb ladders, and perform tasks requiring manual dexterity.
  • Availability to respond to maintenance emergencies outside of regular business hours.
  • Familiarity with safety protocols and regulations related to facilities maintenance.

Preferred Qualifications
  • Vocational or technical training in facilities maintenance or a relevant field.
  • Certification in plumbing, electrical work, or HVAC systems.
  • Previous experience working in a commercial or industrial facility.
  • Experience operating maintenance equipment such as power tools and machinery.
